Safety & Security Officer - Cleveland Cavaliers (Cleveland, OH)

TYPE OF POSITION: Full-time, hourly, benefit eligible

General statement of duties:
Under the direction of the Safety/Security Sergeants/Manager/Director, is responsible for all non-event related security at Quicken Loans Arena. Responsibilities include interacting with Arena staff, guests, outside vendors, contractors and visitors; monitoring all security equipment; handling incoming telephone calls and information requests; and controlling access to and from the Arena while maintaining the highest professional standards.

Duties and Responsibilities:

  • Performs daily rounds (facility security control) as assigned.
  • Conducts equipment safety inspections (AED’s, fire alarm controls, emergency equipment, HVAC control sensors, etc.)
  • Admits building staff, suppliers, contractors, visitors, and guests to the facility according to established procedures.
  • Answers telephone calls and handles information requests from staff and guests during non-operator hours and as needed.
  • Protects Arena equipment, materials and structures throughout the work schedule.
  • Provides regular security functions within the Arena and related areas prior to, during, and after all events.
  • Coordinates all building deliveries by outside vendors, delivery companies and arena staff.
  • Receives, records, and returns all lost and found items according to established departmental procedures.
  • Performs other related duties as assigned by the Security Manager, Lieutenant, and Sergeants.
  • Performs watch tours and building safety checks, reporting any violations.
  • Distributes paychecks, ID badges, mail, etc.
  • Monitors camera system (CCTV), responds to alarms and dispatch officers when needed.

Qualifications:

  • Must have high school diploma or GED equivalent certificate.
  • Previous security experience preferred, but not required.
  • Must be able to work any days of the week and weekend shifts as needed.

Property Manager/Higbee Building - Cleveland Cavaliers (Cleveland, OH)

Position Overview: The Property Manager ensures that the operations of the Higbee Building are in compliance with the standards and expectations of Operational Excellence of The Q Facilities Management Group. This senior level position will play a pivotal role in the success of the Facility.  As the key leader for the property, it is expected that he/she will act as the main liaison between ROC and The Q Group. The property manager will coordinate, direct, and supervise all aspects of the daily operation, as well as the long term planning for capital repairs and improvements. The property manager will coordinate all aspects of leasing the property in conjunction with the partner leasing agents.

Responsibilities:

  • Assists in the development of annual property budget planning.
  • Manages daily bank deposits and petty cash.
  • Oversees all phases of rent collection, to include delinquent accounts, bad debt, and collection agency performance.
  • Prepares and submits monthly variance reports.
  • Reviews operations and determines ways to reduce expenses and waste.
  • Performs regular audits of reports to ensure accuracy and guard against loss/theft.
  • Designs, implements and maintains resident retention programs.
  • Assures that lease agreements/contracts are properly negotiated, completed and renewed.
  • Ensures timely follow up with residents regarding inquiries, maintenance requests, complaints, etc.
  • Ensures world class customer service is provided to all tenants and prospective tenants.
  • Plans, coordinates, and manages capital projects.
  • Manages all maintenance and operational activities, including accurate records.
  • Maintains contractor relations and monitors contractor work.
  • Inspects property on a continuous basis.
  • Assures that equipment is kept in proper working condition and repairs are made as necessary.
  • Continuous awareness of safety practices and procedures. Ensure that safety meetings are conducted with staff members on a regular basis.
  • Ensures all common areas (e.g. halls, stairways, etc.) are presentable, clean and in good repair.
  • Reports and completes all liability and incident reports as needed.
  • Maintains awareness of local market/industry conditions and trends and conduct market surveys.
  • Shops competition and is knowledgeable of neighborhood market conditions.
  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
  • Interviews, hires, and trains employees; plans, assigns, and directs work; coaches, rewards and disciplines team members; addresses complaints and resolves problems and issues.
  • Supervises all on-site personnel, either directly or indirectly.
  • Provides team members with leadership, supervision, and motivation to effectively perform.
  • Ensures compliance with company and community initiatives.
  • All other duties as required.
     

Qualifications:

  • Bachelor's Degree.
  • Minimum of 4+ years of commercial property management experience with demonstrated ability to exercise proper judgment; or any combination of education and experience.
  • Proficiency with Microsoft Office.
  • Strong interpersonal skills and problem solving ability.
  • Excellent verbal/written communication and presentation skills.
  • Extremely detail-oriented, able to handle multiple projects simultaneously, professional, and customer service oriented.
  • CPM, RPA, or CSM designation preferred.
  • Real estate license preferred.
